Book the Space

1. Event Space

Owner agrees to rent to Renter the partial dining room event space located inside Milano's Pizza, 9640 S. Tryon Street, Unit K, Charlotte, NC 28273 ("Premises"), subject to the terms and conditions of this Agreement.

2. Event Date and Time

As selected during the booking. The minimum rental period is three (3) consecutive hours.

3. Rental Rates

Rental fees are as follows:

• Weekdays (Monday through Thursday): $30.00 per hour
• Weekends (Friday through Sunday): $50.00 per hour

Payment is due as agreed by the parties prior to the event unless otherwise agreed in writing.

4. Permitted Use

The Premises shall be used solely for the event described by the Renter and for no other purpose without the prior written consent of the Owner.

5. Restaurant Operations

Renter acknowledges and agrees that Milano's Pizza will remain an operating restaurant during the rental period. Restaurant staff may be actively working in the kitchen and other operational areas before, during, and after the event. Renter shall not interfere with restaurant operations or restrict access required by restaurant employees.

6. Access

Renter and all event guests shall enter and exit only through the single front entrance of the restaurant. No other entrances or exits may be used unless directed by the Owner in the event of an emergency.

7. Insurance

Renter shall obtain and maintain general liability insurance covering the event for its entire duration. Proof of insurance shall be provided to Owner prior to the event upon request.

8. Release, Assumption of Risk, and Indemnification

Renter assumes full responsibility for the use of the Premises during the rental period. To the fullest extent permitted by law, Renter agrees to defend, indemnify, and hold harmless Simple Food Concepts LLC, its members, managers, employees, agents, affiliates, and representatives from and against any and all claims, liabilities, damages, losses, injuries, costs, expenses, and attorney's fees arising out of or related to the event, including the actions or omissions of the Renter, the Renter's guests, vendors, invitees, or contractors, occurring before, during, or after the event.

9. Responsibility for Guests

Renter is solely responsible for the conduct and actions of all guests, invitees, vendors, contractors, and any other individuals attending or participating in the event. Renter shall be responsible for any damage to the Premises or its contents caused by the Renter or any guest.

10. Pets

No pets or animals are permitted on the Premises, except as required by applicable law.

11. Compliance with Laws

Renter agrees to comply with all applicable federal, state, and local laws, regulations, ordinances, and health and safety requirements.

12. Arbitration

Any dispute, claim, or controversy arising out of or relating to this Agreement shall be resolved exclusively by binding arbitration before a single arbitrator in the State of North Carolina, in accordance with the applicable arbitration rules then in effect. Judgment upon the arbitrator's award may be entered in any court having jurisdiction. Each party shall bear its own attorney's fees unless otherwise awarded by the arbitrator or required by applicable law.

13. Entire Agreement

This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions or agreements regarding the rental of the Premises. Any modification must be in writing and signed by both parties.

14. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina.
